Firstly, we would like to thank our clients from Colchester, Essex for allowing us to publish before and after photographs tor their journey with Softview!

Mr & Mrs Clouston, Invited our Design Consultant to meet at their home, they showed him around and communicated ideas, why they wanted an additional room. Communication and Budget is the Key to ensuring we provide them with ideas and a design tailor-made for them, to ensure we could meet they’re dream extension.
In this case a Loggia which is showcased at our Colchester showroom was exactly what our clients wanted ‘The Ultraframe Loggia” the size they choose was 3500 Wide x 4500 Projection this comprised of 8 x Replacement Windows one French Door all in White Woodgrain. Frame Glass 4/20/4, Black Thermo Spacer, Float, Planitherm, Diamont, Argon Gas (A rated glass)Toughened and Ultra-frame Roof and Columns with Glass Roof Conservaglass Neutral Toughened .









Our Clients wanted us to do quote for the full package, which included:- Design, Full Survey, Planning and submission, Project Managing , All Building Works, Taking out a Window and Bricking up, ( All Building work adhering to Government guidelines), Plastering, Lifting up Patio Slabs and retaining for Client, Erecting the Loggia, trimming, Full Valet After.
Our Client dealt with his own electric but our plans showed where they should go. 6 x Double Sockets, 10 Led Down-lights and Underfloor Heating. Plus a Full 10 Year Guarantee!
As we were shown around whilst getting a feel of the project we were looking for Internal/external problems which could delay and add additional costs to the project.
Would the property need `Planning Permission from Colchester Borough Council? i( permitted Development rights, conservation area, see a full report on The complete guide to Planning Permission) https://www.planningportal.co.uk/ In this case they did, because there was restrictions on the development - this takes approximately 8 weeks from contract to starting the work.
Check the Soil Conditions? is it Clay or sand? if its Clay then Piling or a raft base maybe needed.
We Also checked for trees as the roots could be too near the build.
Is there a sewer near or where the base will be? if it was then we would need to speak with Anglian Water Board. on this occasion no.
Our clients wanted the bricks to match the existing property which Softview Sourced. This kept the build in keeping with the main home.
Communication all services - Plumbing, Electrics, Lights, Cooker, Ventilation - No Plumbing was required and the client undertook the Electrics.
Can the existing Electrics cope with the new Electrics.
Can I cope with the disruption while the works are taking place - Our Client could.
It is imperative we look at access restrictions to the area as we may need to look at a different way around? This worked very well as there was no restriction

Once our client agreed with the Quotation and design, a contract was made, between Softview and Mr & Mrs Coulston thereafter, our Colchester surveyor went to site to double check all of the information taken by our Design Consultant, his expertise states he has the final word regarding the build and any variations which may of been changed or missed during the meetings. We will then submit an application to Colchester borough Council www.planningportal.co.uk detailing all factors of the Build and Design.
Once planning is passed the work begins and our Conservatory installation Manager starts the arrangements and communication with our client.
First we had to Start and complete all building works, remove old box sash window and fit a new lintel and brick-up window opening. Our builders had to form a new internal reveal inside. Our clients did there own electrics and had to re-site all cables and electrics as required prior to the lower brickwork removal.
Once the building works completed the first fix of electrics, the main structure of the Conservatory is constructed , its really starts to take shape!
